Overall Industrial & Logistics investment volumes totalled $5.7 billion in 2023, a decline of only 25% and the most resilient when compared to the other commercial sectors. The nature of the Industrial & Logistics sector is evolving becoming a more sophisticated asset class offering product diversification and greater scale. The price discovery period has now all but phased out. The expansionary yield cycle, off the back of rising funding costs, is coming to fruition. A growing proportion of offshore capital over 2024 is expected as investors continue to seek real estate opportunities that are more intrinsically linked to population growth and deliver higher rental and capital growth prospects. |
