PROPERTY LOCATION

Pukekohe is located approximately 50km from Auckland’s CBD, 42km from Auckland Airport and within 15 minutes from two SH1 motorway interchanges at Drury and Bombay.
 
The subject property is located on Manukau Road, a major transport corridor in and out of Pukekohe. Manukau Road is seen as the main retail and commercial hub of the area and contains a mix of Light Industry and Business Mixed Use zones connecting the Pukekohe Town Centre with the Pukekohe Race Track.
The buildings on Manukau Road are generally single story, large format style buildings set back from the road with most businesses providing carparking within their front yards.
 
The subject property is situated at the southern end of Manukau Road adjacent to the Pukekohe Mega Centre shopping precinct which includes tenants Mitre 10, Harvey Norman, Briscoes, Noel Leeming, and Rebel Sport. Other notable tenants located nearby include South Auckland Ford, Kennards Hire, PGG Wrightson, Hirepool and Carpet Court.
 
Pukekohe is driven by a very strong local economy and population growth underpinned by major development, not only in the immediate Pukekohe area, but also in the wider Franklin region. Franklin is set to benefit from significant investment in public and private funded infrastructure which includes electrification of the railway, new train stations and upgrades in motorway and local roading systems.
Significant growth is anticipated in Pukekohe over the next 30 years. Its location on the rail line and connection to State Highway 1 and the rest of Auckland via State Highway 22 along with access to nearby towns like Drury, Tuakau and Pokeno make it well connected and an ideal location for growth.
 
Pukekohe is identified in the Auckland Plan Development Strategy as a priority satellite town, anticipated to grow to a population of 50,000 people by 2040. Priority has been given to the development of Paerata, with around 330 hectares of land ready for development.
 
The structure plan for Pukekohe and Paerata will refine the staging and timing of development and will identify the mix and location of housing, employment, retail, commercial and community facilities.

ZONING (PROPOSED)

The Business – General Business Zone provides for business activities from light industrial to limited office, large format retail and trade suppliers. Large format retail is preferred in centres but it is recognised that this is not always possible, or practical.
These activities are appropriate in the Business – General Business Zone only when they do not adversely affect the function, role and amenity of the Business – City Centre Zone, Business – Metropolitan Centre Zone and Business – Town Centre Zone.

Although the application of the zone within Auckland is limited, it is an important part of this Plan’s strategy to provide for growth in commercial activity and manage the effects of large format retail. The establishment of small retail activities in the zone should be limited as the presence of these activities, in combination with large format retail, can effectively create an unplanned centre. Residential activity is also not envisaged due to the potential presence of light industrial activities and the need to preserve land for appropriate commercial activities.

The zone is located primarily in areas close to the Business – City Centre Zone, Business – Metropolitan Centre Zone and Business – Town Centre Zone or within identified growth corridors, where there is good transport access and exposure to customers. New development within the zone requires assessment in order to ensure that it is designed to a good standard.
