Highlights

Prime redevelopment opportunity

The 3 titles are dissected by the main south rail-line with the two larger titles sitting to the east. The Rural 3 zoned vacant site of approximately 7.90ha sits alongside the State Highway, is undulating in contour, and for some will be seen as an obvious long-term development play.

Directly across Bridge Road, on the same side of the State Highway, sits the new bulk-retail Showgrounds development which is home to anchor tenants Woolworths Supermarket and Bunnings Warehouse, as well as many more.

Significant service infrastructure

To the east of the rail line sits the main title of circa 24.21ha and is zoned Industrial H providing for a wide range of industrial uses. Housing the significant improvements, the majority of this main title is perched high above the coast to the east. Some of the buildings, which are of varying ages and condition, will have appeal to some, with focus on the operational cold-storage facility. The significant infrastructure offering, in particular the very high-power supply, current trade-waste discharge ability and water take, will be seen as a major drawcard to significant producers and processors. A small, protected WW2 observation bunker adds some character to the costal edge.

The major distribution and import point of Primeport, owned by Port of Tauranga and Timaru District Council, lies a few kilometers to the south, and along with the rail-siding may be appealing to those in the export/distribution markets.

Alliance have largely decommissioned the operation and are now seeking all offers, early engagement is encouraged.
